- North Dakota Guaranty and Title Co. requires a wire or cashiers check for closing payable to North Dakota
Guaranty and Title Co. --- Please let the closing agent know if you will be bringing cash to the closing.
- Buyers and sellers must bring a government issued photo identification to the closing.
- North Dakota Guaranty and Title Co. must be informed of the marital status of the buyer and seller to
ensure proper documentation at closing.
- Please inform North Dakota Guaranty and Title Co. as to how the seller's proceeds are to be split. If
proceeds are split between parties, we require written authorization from all sellers.
- Please inform North Dakota Guaranty and Title Co. if a Power of Attorney or other legal documents are
being prepared for use in the closing.
- North Dakota Guaranty and Title Co. will need to be informed if one of the title owners is deceased.
- Please make North Dakota Guaranty and Title Co. aware of any handicaps (physical or mental) of individuals
involved in the closing to allow for any adaptations that may be needed.
- Please inform North Dakota Guaranty and Title Co. if any of the parties involved in the transaction
would like to review any or all documents prior to the closing.
- Inform North Dakota Guaranty and Title Co. if any of the parties have obtained an attorney or would
like their attorney to review any documents prior to closing.
- Lender Closing Conditions — Borrower/Buyers need to check with their loan officer or Lender to make
sure they bring all required closing conditions that the lender requires to the closing.
- Borrower/Buyer should make sure they have obtained homeowners insurance prior to closing and must bring
insurance binder and paid receipt for one year's home owners insurance to the closing.
